Dear Port Royale Village Owners:

A quick update on some of the items affecting our Village. The Board of Directors appointed Carla Bacon as the interim Port Royale Village Director. Thank you to Carla for stepping up, again. She was previously our Village Director for six years. We are still looking for candidates to run for Director in the upcoming election. The deadline for submitting your candidate application is June 20, 2025. Ballots will be counted at the Annual Meeting on Friday, August 29 at 5pm at the Loews Coronado Bay Resort.

Village Directors play a major role in not only the direction of the Village but also the direction of the Cays community. Becki Lock was no exception as she served as the Port Royale Director for over five years. One of the first projects she tackled was the renovation of the clubhouse and associated restrooms. Jumping right in, Becki worked with Staff and the contractor to transform the kitchen into a brighter and more open space and the restrooms into an open plan, unisex units with changing benches and garment hooks. Finally, she researched and purchased a chat set to provide a cozier feel to the decor.

Director Lock took her position seriously, regularly attending monthly landscape walks and looking for ways to improve the look of the Village. She implemented a Village-wide project to bring more color into the neighborhood. Systematically going through the Village, she added colorful plants and ground cover. On a Cays-wide basis, she participated in numerous improvements to the community while managing our resources to obtain the best value for our money. Thank you, Becki, for your dedication and hard work representing Port Royale Village and the Cays community as a Director and Secretary!

Speaking of money, the fiscal year 2025-2026 budget was just approved by the Board of Directors. The Village assessment increase was 6.93% or $13.64, and the Common Administration assessment increase was 4.91% or $7.98 for a combined monthly assessment increase of $21.62. The major item driving the Village increase was water. Major items driving the Administrative increase were property insurance, trash removal, safety contract, and labor.  The HOA Staff is assembling the annual disclosure and budget packet and expects to mail it out by mid-May. Specific assessment amounts by address will be included. New assessment rates go into effect on July 1, 2025.

Sincerely,
