Dear Coronado Cays Homeowners and Residents,

Summer is wrapping up and schools and universities are starting fall semester. The HOA is still handing out Pronto bus passes to residents but that will end after Labor Day. Pronto passes are good for one day and can be used to ride the 901 bus to City Hall where the free summer shuttle can be picked up to take you to various stops in the village or all the way to The Landing. Where did the time go?? The CCHOA Annual Membership meeting is less than two weeks away and the HOA Staff is busy with preparations. Registration will open at 4:30 pm with a 5:00 pm meeting start time. A pool-side dinner will follow. Discount parking has been arranged with $5 self-parking and $10 valet. I am looking forward to seeing everyone in person after holding the last two meetings via Zoom. Secret ballots have been sent out; with Jamaica, Green Turtle, Antigua, Bahama, and Trinidad Village owners voting for directors. Please vote early and return your ballot to the CCHOA Administrative Office at 505 Grand Caribe Causeway prior to the Annual meeting. Pay close attention to the instructions to ensure your ballot counts!

Landscape Maintenance: Our new landscape maintenance company, Crossman Landscaping, hit the ground running on July 1, 2022 as the Park West contract ended. They are catching up on leftover work from Park West and making good progress. Irrigation continues to be a major concern as numerous control valves were found to need replacement in the villages built in the late 80’s and early 90’s. Brass valves last approximately 30 years. Additionally, controllers are being updated with new software requiring onsite adjustment by ET Water technicians. We are still awaiting the arrival and installation of 4G modems to enable our controllers to connect with the server beyond December. Home fronts are the priority for trimming, weeding, and reestablishing the separation between turf and planted areas. Additional crews have already been funded and performed landscape renovations in Antigua and Kingston Villages. They are moving on to Port Royale, Mardi Gras, Bahama, Jamaica, and Trinidad. Crossman is looking for additional personnel to speed up the process and address the areas needing the most attention. The new landscape rotation is as follows:

Monday: Cays Admin, Antigua, Kingston

Tuesday: Montego, Jamaica, Green Turtle

Wednesday: Bahama, Trinidad

Thursday: Port Royale, Mardi Gras

Friday: Blue Anchor, Cays Entrance, Special Projects

Reserve Projects: We had a strong finish to Fiscal Year 2021-2022 with the completion of the following Reserve projects.

- Resealing balconies and landings in Montego

- Renovation of the Trinidad/Kingston clubhouse

- Replacement of electrical pedestals in various villages with stainless steel units

- Replacement of irrigation controllers in Common and Blue Anchor Cay

The 2022-2023 Fiscal Year Reserve projects are also off to a good start with painting projects in Mardi Gras, Jamaica, Port Royale, and Montego. Bahama painting is projected to begin in late September.

Coronado Community Issues: Recent events have prompted numerous email blasts to owners to share information and make them aware of issues potentially affecting them. A few of the items confronting the Cays Community are:

Development of North Grand Caribe Island: Keith Mishkin, owner of the Coronado Boat Storage, has filed a request with the Port of San Diego to develop the eastern and western portions of the boat storage yard into a RV-Resort. Plans for the resort have been posted on the HOA website and involve 41 units and two common buildings. Public outreach meetings have been scheduled for August 31st at 6pm at the Coronado Community Center Nautilus Room and on September 27th at 6pm in the HOA Grand Caribe Room. Coronado City Council will be discussing the issue at their upcoming meeting on September 6th at 4pm at City Hall. A presentation to Port Commissioners is planned for early 2023. It is important Cays owners are involved in these meetings to make sure our voices/opinions are heard. The CCYC and CCHOA have already submitted opposition letters to the Coronado City Council and Port Commissioners, but individual owner input may potentially carry even more weight. Without community support, the proposed project will face extreme difficulty in the approval process. Thus, convincing the City Council to submit a letter opposing the proposed project is an immediate goal. Sending emails/letters to City Council members, the Mayor, and City Manager as well as attending meetings in person and voicing your concerns are critical. Coronado Cays Park Master Plan: City Manager Tina Friend informed the Board of Directors at the July Association meeting that the City had received three designs for the park. City Staff are evaluating the designs before sharing them with the community via public workshops. More to follow.

Code Enforcement Reminders:

Dogs off Leash – All dogs must be on leash at all times except in areas designated as dog run areas. (CMC 32.04.060)

Landscape – Vegetation should remain in your yard or unit’s exclusive use common area and not be allowed to grow into your neighbor’s yard or Common area. Vines can cause damage to walls or leave unsightly attachment points when removed requiring painting to fix. Planting items on or very close to zero lot line walls can damage adjacent homes and require removal prior to painting. Trees planted near walls and fences can cause damage as they grow and their roots expand. Please think about what the future tree or bush will look like and how it will impact others before planting. If you are unsure, please contact the HOA and we will assist before you purchase and plant.

Pool Rules – NO food, glass containers, or plastic bags (including water balloons) are allowed in pool area. These items have the potential to cause damage to pool equipment, which can be a costly repair.

Storage on Lots – Lawn furniture and storage of any items in front yards is prohibited per Resolution 22-08.
