CCHOA Collection Process with Walters Management Accounting Services

CCHOA Collection Process with Walters Management


 


The
following process is provided for your information. These steps are aligned
with the CCHOA Governing Documents although Walters Management is taking over
collection efforts for new delinquencies instead of our legal counsel, Epsten
APC.


 

·        Late
fees will be applied to any delinquent account on the 1st business
day after the 15th. If the 15th falls on a weekend, it
will be the 2nd business day after the 15th to allow for
bank processing. If requested by the owner, the CCHOA will waive, as a courtesy,
a one-time late fee in a 12-month period. For all additional requests, the
homeowner is instructed to put the request in writing for CCHOA consideration.  Waiver
does not apply to Special Assessments. If a homeowner makes a payment in the
current month that pays a prior period, but the current month is unpaid, a late
fee is charged (exception would apply for anyone on a payment plan).


·        Reminder
Letter – sent on approximately the 24th of the first month of
delinquency.  Cost of the letter is $25 and will be charged to the homeowner.


·        30
Day Right to Dispute Letter – sent 30 days after the reminder letter (regular
and certified to mailing and unit address, if different, of every listed owner).
Cost will be charged to the homeowner.


·        Intent
to Lien Letter – sent 35 days after 30-Day Right to Dispute letter was sent. Cost
will be charged to the homeowner.


·        Liens
– placed on real property 30 days after Intent Letter and subject to receipt of
signed Board Resolution (and continued delinquency). Cost will be charged to
the homeowner.
